Section 8 Assistant Property Manager

Job Type: Full-Time

Work Hours: Monday to Friday, 9:00 AM to 5:30 PM Central Time, with a 30-minute break

Salary: $1,100 per month

Job Overview: 

We are seeking a detail-oriented and resident-focused Section 8 Assistant Property Manager (APM) to support the daily operations of affordable housing communities operating under HUD and Section 8 guidelines. The ideal candidate will assist with property administration, resident relations, compliance management, leasing activities, delinquency collection from housing assistance programs and residents, and coordination with internal teams to ensure high-quality service and regulatory compliance.

The Section 8 APM will work closely with the Property Manager to maintain occupancy, support resident retention, ensure accurate documentation, manage delinquency follow-up and collections, and uphold all affordable housing program requirements.

Key Responsibilities:

Resident Relations & Customer Service

  • Serve as a primary point of contact for Section 8 applicants, residents and housing authority offices.
  • Assist residents with questions related to Section 8 documents, payment receipts/follow up and coordinating housing officials inspections.
  • Respond promptly and professionally to resident concerns and housing agency requests.
  • Support resident retention initiatives and promote positive community engagement.

Affordable Housing Compliance

  • Assist with annual and interim recertifications/inspections in accordance with HUD and Section 8 regulations.
  • Verify, and maintain Section 8 payments have been received, follow up with housing offices for unpaid accounts.
  • Ensure resident files are complete, accurate, and audit-ready.
  • Maintain compliance with Fair Housing laws, HUD requirements, and company policies.
  • Monitor lease renewals, notices, and occupancy reporting - this person will also be responsible for ensuring renewal rental rate approval from the housing office prior to lease renewals.

Leasing & Occupancy Support

  • Receives RFTA Packages, sends to PM for completion and signing then sends back to the appropriate housing office.
  • Maintain applicant records according to regulatory requirements.

Administrative & Financial Duties

  • Support rent collection efforts from the housing authority and monitor delinquency reports.
  • Assist with data entry, reporting, and maintaining property management software.
  • Process resident correspondence and notices
  • Maintain updated contact information for the housing authority offices by region
  • Assist and maintain any additional administrative duties as needed to complete the Section 8 processing task.

Property Operations Support

  • Confirm/coordinate with Property Manager regarding unit readiness PRIOR to a resident moving in and during the RENEWAL INSPECTION process.

Required Skills:

  • Minimum of 1–2 years of property management, affordable housing, or customer service experience.
  • Knowledge of HUD, Section 8, LIHTC, or other affordable housing programs preferred.
  • Strong understanding of Fair Housing regulations.
  • Excellent organizational, communication, and customer service skills.
  • Proficiency in Google Docs and Appfolio property management software.
  • Ability to manage confidential information with professionalism and discretion.
  • Strong attention to detail and ability to multitask in a fast-paced environment.

Preferred Qualifications:

  • Experience with Appfolio, Google Sheets.
  • Bilingual skills are a plus.
